Current Practice

Denise focuses on property and construction law.  She has been a partner of AlexanderDorrington since 2007.  She can give you pragmatic legal advice including establishing trusts or companies to own property, funding, due diligence, acquisition, leasing, property management, sales, subdivision, construction contracts and construction disputes.

Recent experience

  • Acted for a private investor buying a half share in a development company, including shareholder’s agreement for the joint venture company;
  • Assisting a substantial New Zealand owned fast-food chain to negotiate significant long term leases including agreements to build and lease;
  • Completing a three-stage complicated subdivision in Central Otago including negotiating easement surrenders, irrigation scheme and private water company arrangements;
  • Preparing a long-term precedent maintenance contract for repeat use;
  • Advising on body corporate management contracts and leases of manager’s apartments;
    Acting for a private investor to purchase the commercial properties at 53 and 55 Hurstmere Road, Takapuna including assisting with due diligence, completing the funding and settlement of the purchases;
  • Acting for a private investor in completing the settlement of the sale of the commercial building at 561 Great South Road, Auckland;
  • Acting for Crown Mutual Limited to purchase the properties at 57-77A Hurstmere Road, Takapuna (office buildings, retail and carparks under management) including assisting with due diligence, completing the funding and settlement of the purchase;
  • Acting for AMP Capital Investors to negotiate the building contracts for the remediation works for the Fonterra Building, Princes Street, Auckland;
  • Acting for developers to complete various subdivisions;
  • Acting for property traders to buy and on-sell property;
  • Acting for a contractor to collect substantial funds owed by a developer client following completion of a commercial project;
  • Acting for an Australian based property trust to negotiate office leases;
  • Acting for a retailer to negotiate a lease surrender for a substantial sized retail tenancy;
  • Acting for AMP Capital Investors to negotiate leases with retail tenants for its shopping centre in New Plymouth;
  • Lodging of a redevelopment plan for a unit title development in Hamilton;
  • Acting for a private company in relation to the acquisition and subsequent on-sale of various tracts of land in Marlborough and Matakana including advising on vineyard management, project management and grape supply contracts;
  • Acting for purchasers of businesses;
  • Acting for off shore property investors to acquire investment property in New Zealand.

Other interests

Denise has two young sons who she enjoys running around after.  She is also a keen skier, runner and traveller. Her most memorable trip was from Plymouth to Dakar, through the Sahara desert, in a Mercedes bought for $3.00.
